Roofs and Your Home Insurance

Today's topic - roofs, roofs, roofs!

I know, you're probably miffed that your home insurance rates have increased sharply and you've likely begun shopping around.

Unless your roof is in great shape... The grass is likely not any greener elsewhere. Carriers have been losing their shirts on home insurance for YEARS and are getting picky with their underwriting as a result.

Couple the stricter underwriting with the emergence of AI and application of satellite imagery, and you've got a very challenging environment. If your roof has:
- Lifting or curling shingles

- Areas that have been patched and/or repaired
- Granular loss
- Streaking
- Missing shingles

Beware the next agent that dangles the carrot with a much lower rate than you're currently paying (unless your roof is practically new). You may find yourself chasing rate and ending up in a far worse position than you originally were.
